Your Chambers County septic installer

Across Chambers County's rural land, most homes run on their own on-site septic system instead of city sewer. We design, permit, and install new septic systems for new construction, manufactured, and mobile homes throughout the county — including Winnie, Stowell, Mont Belvieu, Cove, Oak Island, Old River-Winfree — handling the soil and percolation testing and the county OSSF permitting from start to finish.

We install new septic systems across Chambers County — Winnie and Stowell on the east side, Mont Belvieu, Cove, and Old River-Winfree on the west side, Oak Island on Trinity Bay, and the ranch and farm country in between. Outside the towns' sewer lines, rural homes here run on their own on-site systems. Whether it's a new house on family land, a manufactured home, or a rebuild, we size the system, pull the permit, and install it to pass inspection.

What we install in Chambers County

Site Evaluation & Perc Testing

We evaluate your soil and run the percolation test that determines how well your ground absorbs water — the foundation of a system that works.

System Design & Sizing

We size the tank and drainfield to your home's bedroom count and your soil's absorption rate, then engineer a layout that fits your lot.

Permitting & County Approval

We prepare and submit your on-site sewage facility (OSF) permit application and coordinate approvals with your county health department.

Excavation & Site Prep

We prepare the site and excavate for the tank and drainfield with the right grade and setbacks — protecting your wells, structures, and property lines.

Tank Installation

We set the septic tank, connect the inlet and outlet plumbing at the correct grade, and install the effluent filter and risers for easy future access.

Drainfield Installation

We install the drainfield (leach field) that disperses treated effluent safely into the soil, sized to your percolation results and available area.

We handle Chambers County permitting

On-site sewage facilities (OSSF) are permitted at the county level. We prepare the application, submit the soil and design documentation, and see it through approval and final inspection — so your Chambers County system is fully permitted and passes the county inspection.

In Chambers County, septic permits run through the county's Environmental Health and Permitting office at 201-A Airport Road in Anahuac. TCEQ's list of permitting authorities gives the county everything except the cities of Anahuac and Beach City: Beach City runs its own program, inside Anahuac's city limits TCEQ's Houston regional office issues the permit, and Old River-Winfree's program is administered by the county. The county's septic order, approved by TCEQ in October 2025, requires a permit and inspection on every tract regardless of size. The packet is built on a site evaluation with at least two soil borings by a licensed site evaluator or engineer, a sealed design report, a scaled site plan, the property's floodplain status with a FEMA map excerpt, and a notarized affidavit recorded in the county deed records. Nothing is covered until the county approves it in writing. We prepare the packet, file it, and coordinate the inspection.

Soil & site conditions in Chambers County

Chambers County sits on the coastal prairie between Houston and Beaumont, and almost all of it is wet, slow clay. The soil survey's big series — League, Harris, Beaumont, Morey, Labelle, Levac, and Vamont — are mostly poorly drained clays and clay loams, several with high shrink-swell, and USDA rates about 98% of the county's rated acreage "very limited" for a conventional septic drainfield because water moves slowly, the soil stays saturated near the surface, and much of it floods or ponds. That's why aerobic units with spray or drip dispersal are the norm here; your on-site soil evaluation confirms the design.

What a new septic system costs in Chambers County

Our installed prices are flat by system type and cover the system and its installation. The soil evaluation (perc test), the engineered design, and the county permit are not included — we can handle them for you and quote them separately. The soil evaluation also decides which of the three systems your lot needs.

System typeInstalled price
Conventional gravity$8,000
Aerobic (ATU) + spray$11,950
Aerobic (ATU) + drip$13,950

Chambers County's published single-family OSSF permit fee is $245, and it isn't included in the prices above. County fees change, so the current amount is confirmed when the permit is filed.

Cities & towns we serve in Chambers County

We checked each community the same way as our town pages: spots within 3 miles of the town center, run through the USDA soil survey and FEMA's flood maps. A map sample isn't your lot; the soil borings on your property decide the system.

Chambers County septic questions

Do I need a permit for a septic system in Chambers County?

Yes. A new on-site sewage facility (OSSF) requires a county permit plus a soil/site evaluation before installation. We handle the full permitting process for you, start to finish.

How much does a septic system cost in Chambers County?

It depends on your soil type, system type, and drainfield size. Use our instant estimator for a ballpark, then we confirm the exact price after a free on-site evaluation.

Do you install septic systems for manufactured and mobile homes?

Yes — manufactured and mobile homes on rural Chambers County land are what we install most. We size and permit the right system for your home and lot.

Who issues septic permits in Chambers County, and what does the permit cost?

Chambers County Environmental Health and Permitting at 201-A Airport Road in Anahuac, (409) 267-2700, permits septic systems everywhere in the county except the cities of Anahuac and Beach City. Its published fee schedule lists a residential septic installation review and permit at $245 per system (re-inspection $123), and work started without a permit pays double. The fee is paid to the county and quoted separately from our installed price.

Do I need a septic permit on 10 acres or more in Chambers County?

Yes. The state exempts some single homes on 10+ acres, but Chambers County's septic order requires an application, permit, and inspection for any septic system regardless of the size of the tract.

Can I install my own septic system in Chambers County?

No. Texas generally lets the owner of a single-family home install the system on their own property, but Chambers County's order requires all septic work to be done by a licensed installer — there are no homeowner installations unless the homeowner is a licensed installer.

How big does my lot need to be in Chambers County?

For subdivisions platted after June 1, 2006 that are on public water but use individual septic systems, the county's order sets a minimum lot of 32,670 square feet (0.75 acre), not counting roadways and ditches. Older lots and acreage are sized by the site evaluation and the state's setback rules; we check yours before anything is designed.

Why do most Chambers County homes need an aerobic system?

The county's coastal clays — League, Harris, Beaumont, and their neighbors — are slow, wet, and often flood-prone, and USDA rates about 98% of the county's rated land very limited for a conventional drainfield. An aerobic unit with spray or drip dispersal is the design that passes on most sites. The site evaluation, with at least two soil borings, confirms it for yours.

What about Anahuac, Beach City, and Mont Belvieu?

Inside Anahuac's city limits, TCEQ's Houston regional office issues septic permits instead of the county. Beach City has its own program, and Old River-Winfree's program is administered by the county. Mont Belvieu and Cove aren't separate permitting authorities on TCEQ's list, so the county office handles them; where a city sewer line is close, we check with the city first.

Who maintains an aerobic system in Chambers County?

Every new aerobic system comes with a two-year maintenance policy, recorded on an affidavit in the county deed records. After that, under the state rule the county's affidavit restates, the owner of a single-family home either keeps a maintenance contract or maintains the system personally.
